A framework for the future development of land next to Wellrig Park, west of Duns, has been accepted by Scottish Borders Council.
Supplementary planning guidance has been drawn up to lay out how the Langton Edge site north and south west of Wellrig Park should be developed. The land is included in the council’s newly-adopted local development plan.
The report, put to members of Scottish Borders Council’s planning and building committee on Monday, suggests that a low-density development of 20 houses is appropriate.
That would allow the existing 15 houses at Wellrig Park to integrate into the surrounding landscape and “would help the overall development merge more appropriately into the rural landscape”, said a council planning officer.
The site has previously been subject to a debate between the council and its owner after a legal agreement was put in place back in 1994 to restrict development on the land.
However, the site was also later included in 2008’s local development plan.
Committee chairman Ron Smith agreed that the legal agreement made it a complicated site. All members of the committee approved the guidance, however, and it will now be used in consideration for any future development of the site.
